About Lapilus Projekte GmbH

Lapilus Projekte is a recently founded company based in Hamburg (D). Lapilus was founded on the basis of various Croatia and Germany-based real estate and tourism projects. Within the last twenty years we have been actively developing, constructing and marketing our own quality properties, as well as a full set of services concerning your purchase of a property and the life after.

The philosophy of Lapilus is based on three pillars:

Lapillus comes from Latin language, meaning stone / gravel / precious stone. Phonemic-wise, in Croatian language Lapilus will be written with one „l“, thus Lapilus.

Referring to deepness and meaning of the word, we gladly took Lapilus as our firm’s name, keeping in mind the responsibility and challenge of our task and vision.

After all, “stone by the stone comes up to palace”.

We love Croatia, with its countless gravel beaches gifted to us by the rich and clear deep blue sea.

We are celebrating the beauties of Croatia by cultivating our “stones” – our projects - in actual Lapiluses, real precious stones.

This is Croatia

Croatia, a country with a thousand year old history and culture, first appeared on the political map of Europe in 1992. It covers an area of 56,542 sq. km, with 31,900 sq. km of territorial waters. The coastline, including 1185 islands, is 5,789 km long.
According to the 2001 census figures, 4.43 million people live there.

The official language is Croatian, and the official script is Latin.
The currency is Kuna. The capital is Zagreb (779.145 inhabitants), which is also the country’s administrative, cultural, academic and economic center.
The Constitution of the Republic of Croatia was adopted on 22 December 1990, and the country received international recognition on 15 January 1992.

Since first of July 2013 Croatia is a latest and youngest member of European Community.

Croatia lies at the meeting point of the Mediterranean, the Alps and the Pannonian plains. The characteristics of each have merged into a unique and charming harmony of opposites.

Nowdays, Croatia is one of Europe’s safest countries, political stability is high, and crime is low. Most Croats have a high level of education, are open-minded and hospitable.

Tradition & Culture

Croatia is rich in cultural and historical monuments from all areas, due to the turbulent events of history and the interlacing of influences of different cultures. It’s coast is characterized by the influences of Mediterranean culture, numerous ancient remains, monuments of the Roman era and early Middle Ages, a Romanesque church heritage and a number of distinctive Mediterranean urban entities that have been preserved.

Inland Croatia is a part of the Central European cultural circle and is distinguished by numerous prehistoric findings of world significance, by old towns, fortresses and castles dating from the late Middle Ages, and cultural monuments and architecture from the Baroque era.

Many Croatian cities and buildings have the status of monuments of world cultural heritage accorded by ENESCO. These are the Late Antique Palace of Diocletian, remodelled through the centuries into the medieval city of Split, the cities of Dubrovnik and Trogir, the Basilica of Euphrasius in Porec and the Catherdral of St. James in Sibenik. The National Park of the Plitvice Lakes, Croatia’s most beautiful and celebrated national park, is also part of UNESCO’s world heritage.

Culinary Highlights And Wine

To many connoisseurs, the white fish and crab of the Adriatic are the best in the world. That is why this coast has become a place of pilgrimage for the most sophisticated gourmets. Those who enjoy the taste of exquisitely prepared lobster, shrimp, oyster, date shells and high quality white fish, complemented with excellent wine and olive oil, will have their senses uplifted in this part of the world. Similarly enthused will be those who choose the delicious roast lamb from Cres, with its unique taste derived from salty island grass. The cheese from Pag will please the palate. It is made from ewe's milk which, during maturation, is covered with olive oil, giving it a unique aroma and flavour. Rich vineyards and a special talent of the locals to please themselves and their guests result in fine wines, as red wines which are famous along the coast while some renowned coastal and continental white wines could easily compete with the world’s top ones. This has been but a taste of what you will experience as you become familiar with the Croatian cuisine. 1/ By making use of the detection / placement activities , or with the requirement of an exposé , property viewings or negotiations with the seller of a property offered by Lapilus Projekte GmbH a brokerage contract comes with the prospective buyer concluded in accordance with the below listed point 2. In a case that the other side of the intended agreement (seller) is going to get in contact with prospective buyer Lapilus Projekte GmbH shall be permitted for a commissionable activity as well. This is valid even in a case of just contractual closure intention.

2 / If, based of our activity contractual closure of lease / purchase agreement is going to find the place , then the finder's fee will be charged as follows:
a. at a mediation of land cultivated / uncultivated each 6.25 % of the purchase price including the value of those benefits and values that the buyer is going to take over ( eg, establishment fee ) for buyers,
b . for rental of living spaces 2.38 % of net monthly rent for the tenant,
c . for rental of office spaces / surfaces 3.57% gross monthly rent for the tenant (Definition of Gross Rental : net rent & extra charges & heating ) .
The aforementioned prices are inclusive of VAT. The commission fee is earned and due for payment at the end of the notarial purchase contract or upon signing the rental agreement for residential or commercial premises. The commission claim continues to exist even if the concluded contract expires by the occurrence of a condition subsequent or relevant as a result of a cancellation of title, or is not met.

3 / Is the recipient of the proven Lapilus Projekte GmbH object is already known , this is us immediately to inform, latest within three days after receipt of our offer and where necessary recipient has to provide the proof of it.

4 / The broker is entitled to participate in the completion of the lease / purchase agreement. In addition, to that, he has a right on a copy of the lease / purchase contract. In notarial lease / purchase agreements , the broker has the right to have the lease / purchase contract is authenticated his claim for commission in the form of a brokerage clause . The cost of notarization is to be covered by the buyer.

5 / The conclusion of a lease / purchase agreement is in accordance with the acquisition of the property by way of foreclosure , transfer of real shares , and the purchase of another similar property of the seller. If by a Lapilus Projekte GmbH proven or medated object which is leased or rented but bought within five years after it’s placement, the brokerage fee agreed for this purpose is less to pay for the brokerage fee already paid by lease or rental agreement.

6 / All in the form of presentations and other property-related data in written and electronic form are strictly confidential and intended only for the prospect. Obtain a third party through the fault of the interested parties aware of the offers and the matter is to conclude a purchase / lease of the third party with the detected object owner , the prospective towards Lapilus Projekte GmbH is liable to pay damages in the full amount of the lost commission. The emerging for this commission is to be paid accordingly .
